In Tracy Hills, the Biggest Price Cuts Are Attached to Addresses, Not Floor Plans

Lennar lists the five-bedroom house at 3339 Layla Way in Tracy Hills as move-in ready. As of October 3, 2026, Lennar lists it at $915,575. Its listing page shows a struck-through price of $1,142,575 and the label "Reduced by $227K." The home is a Residence 3 in the Slateshire collection, with 3,912 square feet and a three-car garage.

Slateshire's advertised starting price on the same day is $875,443. So a move-in-ready Slateshire home costs about $40,000 more than the collection's entry price, and you can move in now instead of waiting for a homesite to be built. The starting price hasn't moved. The cut applies to one address.

That's where the room to negotiate sits in Tracy's new-home market right now. A builder's deepest discount goes to a specific house that's built or close to it. The base prices that buyers compare across sales offices barely show it.

Two Tracy Hills Homes, Two Very Different Cuts

Lennar's Fall Super Sale page lists two move-in-ready homes in Tracy Hills. Each one has its own listing page that labels the reduction as a price cut.

The Rangewood listing carries the move-in-ready label, but the same page gives an estimated completion date of November 3, 2026, so that house may still be getting its final touches.

The two cuts differ by more than $100,000, and the homes are in the same master-planned community, from the same builder, at the same moment. Neither cut appears in the collection prices. On the Tracy Hills page, Lennar's seven active collections still start between $695,342 for Boulder and $875,443 for Slateshire. The page shows 23 homes available, and Fairgrove is sold out.

Lennar's fine print explains the split: "Current offers and promotions vary by homesite and community." The same note says prices don't include closing costs or other fees paid by the buyer, including a builder fee where one applies. Every discount is negotiated house by house. A buyer who compares Tracy Hills only by its posted starting prices can miss the two homes with the most room to move.

Why the Cut Lands on Homes at or Near Completion

The reason is in Lennar's third-quarter earnings call on September 17, 2026. Executive Chairman Stuart Miller said the company would "build inventory when we can see a selling season in front of us, and we will work it down when we cannot." He added, "We are not going to carry standing homes into a soft market."

A finished, unsold house costs the builder money every month it sits. The land, the construction loan and the model's upkeep are all paid for and earning nothing. A floor plan that hasn't been built costs nothing to keep on the price sheet. So the builder can leave the advertised price alone for homes it hasn't started and cut hard on homes that are done or nearly done. Nationally, Lennar said its completed unsold inventory dropped to 1.8 homes per community in the quarter that ended August 31, down from 2.1 in the second quarter and 3 in the first. The two Tracy Hills homes fit that strategy of moving homes that are at or near completion.

Miller also called the trade-off deliberate. Lennar prices "to market," offers "the incentives our customers need," and holds its production pace. "That means we are compromising margin in order to maintain volume," he said, describing it as "a choice." Across the company, incentives on homes delivered that quarter averaged 12%. Home-sale gross margin was 15.8%, down from 17.5% a year earlier, and the average sales price fell 3% to $372,000.

Against that 12% companywide figure, the Rangewood cut is about average. The Slateshire cut is closer to 20%. The national number is an average on delivered homes and doesn't measure the same thing as a single listing's reduction, but the gap still shows that some Tracy Hills addresses are discounted well above the company's typical level.

The Discount Is Built Around Your Payment

Lennar told analysts how it sells to buyers who qualify based on monthly payment. Its "targeted financing programs, rate buydowns, and closing cost assistance," Miller said, let the company "solve to an affordable monthly payment." In the quarter, 83% of Lennar buyers financed through its mortgage affiliate. Miller called that relationship "the mechanism that makes these programs work." He put the 30-year fixed rate near 7% at the time of the call, up from 6.4% to 6.5% in June.

On its Fall Super Sale page, Lennar advertises special financing on select move-in-ready homes through Lennar Mortgage. The page also says buyers aren't required to use Lennar Mortgage to purchase. That gives a buyer two separate things to negotiate. The price cut is on the listing for anyone. Any financing incentive is a separate offer and may be tied to the builder's lender. If you ask for both in writing, you can compare a lower price paid with outside financing against a buydown through the builder's lender.

Other Tracy Builders Discount in Different Ways

Lennar isn't the only builder in Tracy competing for the same buyers this fall. The others structure their offers differently, so their posted prices don't line up neatly.

  • Woodside Homes at Ellis. Current Tracy starting prices are $668,000 for Ashbourne, $684,990 for Montrose and $752,990 for Kingsley. A banner advertises 4.999% financing, 5.737% APR, on select homes, without naming the eligible lots or an end date. Woodside's Imagine Happier Bonus is a personalized credit that buyers can put toward upgrades, closing costs or a rate buydown. The bonus has no published dollar amount and depends on community and homesite.
  • SHAWOOD at Ellis. Ellis lists a fourth neighborhood, SHAWOOD, as "Coming October 2026," with no starting price published yet. When a new phase opens, builders set fresh launch pricing, and that pricing may compete with finished homes nearby.
  • Toll Brothers at Regency at Tracy Lakes. This 55-plus community lists starting prices of $599,995 for Pinecrest, $659,995 for Laguna, $799,995 for Calero and $959,995 for Echo. It shows 12 quick move-in homes priced from $640,000 to $1.08 million, including a Pinecrest Burk Spanish at $649,221 and a Quigley Modern Farmhouse at $706,000. Toll is advertising up to $50,000 toward Design Studio options on select home sites during a sales event that runs October 3 through October 18.

These are three different kinds of discount. Lennar shows a cut to the price itself. Woodside offers a credit and a rate whose value depends on the homesite. Toll's credit goes toward options and ends on a set date. A list-price comparison misses all three, so the useful number is the final contract price after credits, plus the monthly payment it produces.

Meanwhile, the County Resale Market Got Tighter

If builders are cutting six figures, you might expect resale prices across the county to be sliding too. The latest county data shows the opposite. In August 2026, the median price for existing single-family homes in San Joaquin County was $560,000, up 4.7% from $535,000 in August 2025, according to the California Association of REALTORS®. Median time on market fell to 31 days from 39 a year earlier. The county's unsold inventory index dropped to 3.7 months from 4.5. These are countywide figures for existing detached homes, not numbers for Tracy alone.

So in late summer, existing homes in the county sold faster and with less supply than a year before. Over the same period, Tracy Hills' builder was making its biggest cuts on move-in-ready homes. The cuts look more like a builder clearing standing inventory, as Miller described, than a sign that local demand is collapsing. On the same call, Miller said resale sellers have become "a more aggressive competitor" at Lennar's price points. "When a resale seller cuts price, they are competing directly for our customer, and we respond," he said, pointing especially to Lennar's Texas and Florida markets.

This matters on both sides of a Tracy deal. If you're buying, the finished-home discount is the builder's choice, and that choice can change once its inventory is cleared. If you're selling a resale home near Tracy Hills, a listed new home at $234 per square foot, which is the Layla Way price on 3,912 square feet, is part of what buyers will compare your home to.

What to Ask a Tracy Sales Office This Month

  1. Which homes are finished and unsold right now? Ask for a list of completed homes, not the collection price sheet.
  2. Is the price cut on the listing, or is it an incentive? A reduction to the price itself carries into your loan amount and appraisal in a different way than a closing-cost credit does.
  3. Which incentives require the builder's lender? Lennar says use of its affiliate isn't required to purchase, so ask what each offer is worth with and without it.
  4. When does each offer end? Toll's Design Studio credit is dated through October 18. Woodside's banner and Lennar's promotion page don't state end dates.
  5. What fees are left out of the listed price? Lennar's terms mention closing costs and a possible builder fee.

A Few Common Questions

Do Tracy Hills starting prices reflect the current discounts? Not on the two move-in-ready Lennar homes. As of October 3, 2026, the Slateshire and Rangewood collection prices were unchanged, and the cuts showed up only on the specific move-in-ready homes.

Is a six-figure cut normal for Lennar right now? Lennar's average incentive on homes delivered in the quarter that ended August 31, 2026 was 12%. The Rangewood cut is about that size, and the Slateshire cut is closer to 20%.
